If you’re a first time home buyer, we at Grand Homes recommend that you first make a list of all the things that you look for in an ideal home. This will not only save you time and effort, but it will also help you get exactly what you want—and perhaps even more. If you don’t know what you’re looking for, how else would you know that you’ve found the one, right?

Other that the most common factors like location, neighborhood or community, nearby establishments and facilities, garage, and of course, price, below are some of our suggestions:

1. Space. How much space will you be needing? Consider the number of bedrooms, the size of the kitchen and living room, and the number of toilet and bath. If you like entertaining, then you would need a large enough space to accommodate your usual number of guests, plus a few unexpected extras. You may also want to consider having an extra bedroom for the occasional stay-in guests.

2. Garden, patio, and balcony. If you like the outdoors, then you should definitely consider a home with a nice garden and patio, and even a balcony for those days when you want some fresh air but don’t want to step outside the house. Also consider the landscaping, if any.

You hear it so often lately; another company is relocating to Texas. More and more people are finally realizing our state has more to offer than saloons and barbecue (although we do love our saloons and BBQ). In fact, as of 2014, Texas was home to 103 Fortune 1000 companies, three of the Top 10 largest Cities (by population) in the U.S., eight professional sports teams and a beautiful coast line.

But, I digress.

A few large companies have recently announced their relocation to the DFW area and this area has “ranked first [in the country] in the rate of job growth and third in the number of jobs added,” according to the Bureau of Labor Statistics.

With the influx of residents in DFW, we are now considered a sellers market. This means now is the best time to sell a home here because there are more consumers than inventory. Zillow recently listed DFW as the 5th Best Market for Sellers on their blog. Here is how this rating was determined: “Zillow’s spring analysis of buyers’ and sellers’ markets across the U.S. looked at how long homes spend on the market, how likely they are to have had a price cut and how much they sold for in relation to their listing price.”

This dilemma leads to bidding wars and the seller tends to earn more than asking price on the home.

The HOPE House is officially complete! Last Thursday afternoon we held the Dedication Ceremony and Luncheon at the HOPE House homesite in Little Elm, TX.  Due to chilly, overcast weather the ceremony was held indoors, but it allowed for a more intimate and congregated setting perfect for celebrating the completion of such a thoughtful home, and for honoring all of the tremendous work Grand Homes and its’ trade partners accomplished in order to help those in need.  It was great to see all of the support for the completed project as several members of the community, city delegates and vendor reps came out for the event. Growth in Texas Not Slowing Down

The explosive growth across Dallas-Fort Worth-Arlington and much of Texas isn’t slowing down.

The DFW metropolitan area recorded the largest increase in the nation from July 1, 2011, to July 1, 2012, adding 131,879 people, according to U.S. Census Bureau estimates released today.

The 2 percent uptick pushed the Metroplex population to 6,700,991.

Since the April 1, 2010, census, DFW’s growth spurt is even more impressive: The population has increased by 4.3 percent, or 274,781 people. (more…)

Joel Kotkin, a respected contributor to Forbes.com on urban issues, recently wrote an article about the migration patterns of Americans and where they are moving.  He predicts the population growth over the next few decades will be largely concentrated “to lower-cost, less regulated and generally less dense regions,” and because of this he places Texas as one of the biggest gainers.  What does this mean for Texas and other booming “Sun-Belt States?” Here are the highlights from the article.  (Here is the article in full).
