On the 80-mile drive from San Antonio to the Texas capitol in Austin, it’s difficult to miss the signs of growth. At every highway exit, it seems, huge new shopping malls greet motorists. Valleys where cattle grazed five years ago now sport shiny new Target stores, tract homes, and tennis courts. Between 2000 and 2009, Texas added about 4 million residents, more than half of them migrants from elsewhere in the nation. And Texas will almost certainly emerge from the recession with the nation’s strongest and most important economy.

In May alone, Texas, America’s second most populous state, added over 75,000 jobs—more than California (the biggest), New York (third biggest), and Florida (fourth biggest) combined. Texas has shown consistent gains in 10 of the 11 categories of private employment that the Bureau of Labor Statistics measures.

The state is far more than cowboys and oil: It has several of the nation’s leading medical research centers (Baylor and UT hospitals among them), one of the biggest computer makers (Dell), and a financial industry that never took a turn for the worse. And, even though unemployment remains a tick over 8 percent (about a point and a half lower than the national average), the rapid growth is bringing this down quickly. During the last week in June, the job-hunt website Monster.com offered more new job openings in Texas than in California even though the Golden State has over 10 million more people. In a nation looking for economic good news, Texas stands out as a bright spot.

What are the real secrets to Texas economic growth and attracting new residents? High oil prices, Lack of state income tax, nice weather and business-friendly environment all play an active roll but the real secret lies in Texas’ limited but activist government and affordable homeownership.
- Spending on public schools, improved the universities, and funneling dollars to efforts to make Texas a medical research hub
- Spending hasn’t increased faster than population growth and inflation.
- Expanding Transportation infrastructure; every major Texas metropolitan area has built new roads or greatly expanded existing ones.
- because of its prodigious road building, put more areas within easy commuting distance of its job centers.
- Remaining affordable homes; as a result, it was possible to build homes in Texas without resorting to subprime loans that damaged the rest of the economy.
- Inland location offers major metropolitian areas room for growth
- Public and private investments in the arts, parks, and universities have brought Texas a large affluent professional class.

In short, a state known for size and excess has succeeded because of public policies that avoided excesses of big government overspending, poorly conceived private lending, and business-government land planning. In this way, Texas offers important lessons for other states looking to claw their way out of the recession.

Texas By The Numbers

Texas powers past the tough times on the strength of its economy—top-ranked in our Economy category four years in a row. The Texas economy is the 15th largest in the world, according to government figures; larger, for example, than all the Scandinavian nations combined.

The Lone Star State is home to 64 Fortune 500 companies, more than any other state, in a wide variety of industries. So while the state’s last win in 2008 came with oil at a record $145 a barrel—a natural tailwind for the largest industry in Texas—the state managed to do even better this year despite the fact that oil is trading at roughly half that price.

Texas has also managed to avoid the worst of the real estate crisis, according to reporter Ashanti Blaize of KXAS-TV. “While in other major cities we’ve seen condo high-rise projects either slowed or come to a screeching halt, in Dallas we’ve seen an influx of some of those projects,” says Blake.

Photography that Sells

As more buyers turn to the internet to do their shopping, pictures are the most valuable first impression your buyer will have. A bad picture may make them quickly uninterested, while a great shot will have buyers jumping to get in their car to see your home. If you’re looking to sell your home, review these quick tips for taking a great shot.

Clear the Clutter
Tidy up before you photograph. Remove personal items such as photos or drawings on the fridge. Clear your pet bed and toys out of the shot, as well as trash bins. Clear your kitchen and bathroom countertops of excess items. Hide all small appliances to extend counterspace.

Rearranged to Sell
Too much furniture can swallow up your space and make a room feel smaller than it really is. Consider each room you photograph and what would best optimize the space from the angle you shoot. Perhaps you need to move a chair out of the way or remove the rug. Instead of shooting dead on center, try shooting from an angle, which will make the space appear large. Add accents to a room to accentuate the selling points; for example, showcase your eat-in kitchen or breakfast bar with a place setting.

Let the Light In!
Open your blinds and let the natural light in! Turning on all lighting is a must. Take your photos on a sunny day with plenty of lighting. Try Photoshop or another photo editing program to add brightness to dark photos.

Where to Get your Feet Wet - Best Lakes in D/FW

Summer’s here, and if you can’t sit in front of a computer any longer, check out local lakes and water parks – and in North Texas, there are many.
The categories below represent nearly anything you’d want to do at local watering holes. From fishing to high power jet skis, DFW provides something for everyone.

For the fisherman
Texas has great fishing, and you don’t have to drive very far to find it. Lake Ray Hubbard is great for the experienced fisherman as well as the guy who wants to sit in a lawn chair and watch a bobber go up and down all day. Known for catfish and largemouth bass, Lake Ray Hubbard is stocked with fish ready to bite.

Lake Ray Roberts in Pilot Point and Eagle Mountain Lake in Fort Worth are also excellent lakes for fishing. If you are willing to drive about 80 miles east, Lake Fork is, hands down, the best fishing lake in Texas.

For the water sports enthusiast
Lake Grapevine is perfect for all things recreational: water skiing, wakeboarding, jet skis, you name it and they’ve got it. There are places on the lake to rent anything your little daredevil heart desires. Tubing by the dam is highly recommended.

For the outdoorsman

Depending on how rough and tough you want your camping experience to be, Joe Pool Lake provides all kinds. It’s typically about $25 a night for a campsite. Joe Pool has tons of campsites all around the lake, and even the most basic ones come with running water and electricity. You can also rent a cabin if you don’t like sleeping on the ground or don’t own an RV.

For the hiker, biker, or bird-watcher
Ray Roberts has really good hiking trails, not just for those on-foot, but also for bikers and horseback riders too. If you like cycling, White Rock has great bike paths. White Rock and Joe Pool are also excellent for bird watching by the lake.

For the romantic
Even on a cloudy day, the sunset’s still beautiful at White Rock.
It’s possible that the best sunset in Dallas is from the east side of White Rock Lake. Find a good spot at Sunset Bay and look west to see the sun setting over the Dallas skyline. In a word, it’s awesome.

For the young-at-heart
Lake Lewisville is still king when it comes to partying on the lake. Sneaky Pete’s is great to get away and have a few drinks. Just remember to use caution on this lake; it has a small (OK, large) reputation of being one of the most dangerous lakes in Texas.

For the paddler
Check out the Lake Arlington’s “Paddling Trail” if you are into kayaking or canoeing. It’s an on-the-water trail that goes almost all the way around the entire lake! You’re looking at a 10-mile jaunt for the whole trip, but less-athletic kayakers can cut the trip in half or thirds using pre-determined checkpoints.

If you’re considering purchasing a new home and applying for a mortgage, consider what lenders are looking for in qualified applicants. Understanding how your credit score is calculated can help you improve your credit and help you lock in a low rate.

Your credit score is a number based on different factors in your credit history, including:

1. Payment History. Do you make your payments on time or are you late? If you’re late, how late are those payments? Are you paying in full or only making minimum payments?

2. Amounts Owed and Available Credit Balances.
Creditors look at how much installment and revolving debt you owe. But they also want to know what percentage of your available credit balance you are using.

3. Length of Credit History. How long have your credit accounts been open? Which accounts have been closed and why?

4. New Credit Accounts. Opening several new accounts can affect your length of credit history, your available balances and could negatively impact your credit score.

5. Types of Credit. Creditors like to see a variety of types of credit, including installment loans (such as auto loans), revolving loans (such as a mortgage or home equity loan), and open credit accounts (such as credit cards).

Paying your bills on time and your available balance are the two biggest factors in calculating your credit score, accounting for over 65 percent of your credit score. Handle these two things well and you’re more likely to have a higher credit score.

Although the last three only account for 35 percent of your score, if you keep applying for new lines of credit, it will affect your score. In other words, don’t go opening a bunch of credit cards!

With record low rates, now couldn’t be a better time to improve your credit to lock a rate.
